1. Agreement to Terms

These Terms of Service ("Terms") constitute a legally binding agreement made between you, whether personally or on behalf of an entity ("you") and AKR Luxury Rentals LLC ("Company," "we," "us," or "our"), concerning your access to and use of our website as well as any other media form, media channel, mobile website, or related services (collectively, the "Site"). We are registered in Florida and have our registered office at 123 Main St, Orlando, FL 32801.

2. Short-Term Rental Policies

When booking a vacation rental property through AKR Luxury Rentals, you agree to the following conditions governed by Chapter 509 of the Florida Statutes regarding public lodging:

Check-in and Check-out: Check-in is typically at 4:00 PM and check-out is at 10:00 AM, unless otherwise stated in your booking agreement.
Damage Policy: Guests are liable for any damages caused to the property during their stay. We reserve the right to charge the payment method on file or retain the security deposit for necessary repairs.
House Rules: Strict adherence to neighborhood noise ordinances, parking restrictions, and occupancy limits is required. In Orlando and surrounding counties (e.g., Osceola, Orange), violation of noise ordinances may result in immediate eviction without refund.
No Smoking or Pets: Unless specifically advertised as a pet-friendly property, smoking and pets are strictly prohibited in all our properties.

3. Property Management Services

For property owners engaging AKR Luxury Rentals for property management or construction/renovation services, specific terms, fees, and liabilities will be outlined in a separate, signed Property Management Agreement or Construction Contract. These Terms of Service serve as a general guideline for website use.

4. Limitation of Liability

In no event will we or our directors, employees, or agents be liable to you or any third party for any direct, indirect, consequential, exemplary, incidental, special, or punitive damages arising from your use of the Site or our services, except as required by Florida law.

5. Governing Law and Jurisdiction

These Terms shall be governed by and defined following the laws of the State of Florida. AKR Luxury Rentals LLC and yourself irrevocably consent that the courts of Orange County, Florida shall have exclusive jurisdiction to resolve any dispute which may arise in connection with these terms.
